Rental Application Requirements

Review the required documents, screening criteria, and move-in requirements before submitting an application.

How to Apply

To submit an application, please visit www.MelannaPM.com, click on "Available Properties," and select the property you wish to apply for.

Important: We process complete applications in the order they are received. If any required documents are missing, your application will be placed on hold until all items have been submitted, and complete applications received after yours may be processed first.

Who Must Apply

Every person 18 years of age or older who will be living in the property must complete a separate application, pay and undergo a background and credit screening.

Application Fee: $50 per applicant (non-refundable)

Required Documents

Each applicant must submit the following:

Valid government-issued photo ID
Photo of Social Security card
Four (4) months of your most recent pay stubs (complete pay stubs only—no screenshots or partial copies)

If applicable:

Transferring with your current employer: Letter from your employer confirming continued employment.
Starting a new job: Signed offer letter showing your start date and salary.
Self-employed applicants: Copy of your most recent personal federal tax return.

Financial Verification

Please provide:

Four (4) months of your most recent bank statements, including the cover page displaying the bank name/logo and the applicant's name.
Complete statements only. Screenshots or partial statements will not be accepted.

Pet Information

If your application is conditionally approved and you have pets, you will be required to submit:

A recent photo of each animal
Current vaccination (shot) records

Applicants will also answer additional questions within the online application regarding their method of payment.

Rental History

Rental history is required for all applicants.

Applications must include the email address for your current landlord and previous landlord(s), when applicable. Applications submitted without the required landlord contact information may be considered incomplete.

Move-In Requirements

Before receiving possession of the property, the following must be completed:

Approved application
Signed lease agreement
Security deposit
First month's rent
$200 Lease Administration Fee
All required move-in funds and documentation
Get and send us proof of Rental Insurance

Qualification Guidelines

While every application is reviewed individually, applicants generally should meet the following qualifications:

Minimum credit score of 620 with an established credit profile (check individual property as this requirement may be different depending on owner.)
Combined gross household income of at least three (3) times the monthly rent
No violent felony convictions or sexually related offenses
Positive rental history

Applicants with previous landlord issues, including but not limited to prior evictions, lease violations, unpaid rent, or landlord collection accounts, may be required to pay a double security deposit, if otherwise approved. (check individual property as this requirement may be different depending on owner.)

Important Information

$50 Application fees cover the cost of background and credit screening and are non-refundable, regardless of the application outcome.
Providing false, misleading, or incomplete information may result in an automatic denial of your application. Melanna Property Management verifies the information provided using multiple sources, so please ensure that all information submitted is complete and accurate.
